Whilst AAVs have been around for many years their use until now has been limited to internal installation by local planning regulations.
However, improvements in technology, together with a new European standard for AAVs (EN12380), have resulted in the availability of valves that have been fully approved for external installation.
The FloPlast AX110 is the world’s first fully approved External AAV.
It eliminates the need for the installer to work above the roof line, thus making it easier to comply with "working at height" health and safety regulations.
The UK Building Regulations, Document H1, stipulates that any soil and vent pipe installed externally within three metres of any opening window, is required to terminate a minimum of 900mm above the window.
This new development allows a soil stack fitted with an external Air Admittance Valve to terminate within three metres of a window opening, at the same height as if it were installed internally i.e. a minimum of 200mm above the highest wet entry point to the soil vent pipe.
Approvals and Standards
1.Product is A1 approved in accordance with BS EN 12380 - it can be installed below the flood level of connected applicances.
2.Tested and approved for use in installations varying between -20° and +60°c (no insulation required).
3.CE marked to level 4, attestation of conformity in accordance with BS EN12380.
4.FloPlast Air Admittance Valves are kitemark licenced in accordance with BS EN 12380:2002 licence number KM 512474.
5.British Board of Agrément (BBA) approved 06/4343.
AX110 Maintenance Requirements
To ensure the continued performance of the valve, FloPlast recommend that annual maintenance of the opening and closing mechanism is carried out. To achieve this:
1.Firstly, remove the lid by unscrewing anticlockwise.
2.Remove the separate ring holding the rubber seal (poppet).
3.Inspect the seal faces on the body and the poppet to ensure that there is no environmental or insect ingress. If necessary, clean the sealing faces with a lint free cloth.
4.To reassemble, lightly lubricate the sealing faces on both the body and the poppet with a silicone lubricant (e.g. silicone grease SG100).
5.Place the poppet over the guide pins.
6.Once in place, rotate slightly to ensure even distribution of the silicone.
7.Replace the lid and screw clockwise to ensure that it is completely secure.
